Hello, we are Elena and Georg. We live in Ulm but we travel a lot between Baden-Württemberg and Tuscany. Why?
Me, Elena, I am italian Born near Florence: that's why I travel a lot between these 2 countrys! In the past because of my work and now mainly because of family, friends and holiday. Georg is german, born in Stuttgart: so a pure swevian man.
2010 Georg and me, we bought this holiday home at the seaside on the Etruscan coast.
We love spending some of our spare time there, but the distance and jobs let us not beeing there as oft as we would like to. So we rent our home at the seaside to those who want to spend their holiday or just some relaxing days in Tuscany!

At the seaside on the marvellous Costa degli Etruschi in the Follonica Gulf just few kilometers away from Follonica and Piombino. On the horizon the skyline of Isle Elba.
Our Bungalow is part of a private residence (Rivaverde) placed in the Natural Park of Sterpaia just 150 mt away fdorm the beach. You can see the exact Position of the residence on Google Earth: 42°57'20" N 10°39'49".
Residence Rivaverde is a private residence. Only a few of the 89 Cottages are rented to tourists during the summer. The other ones are used by the owners from June to august as Holiday home. The residence is watched all-year-round and has a gate at ist entrance.
At the entrance of the residence there is a common part called "piazzetta" where you can find a grocery shop, a bazar with books, newspapers and beach items, a bar, a restaurant-Pizzeria and a first-aid Point. On the opposite side of the property there is a large green space with playground for Kids, volley/basket court and a small Ponds (water reserve for the garden watering).

The cottage has a private garden with parking.
Some
owners decided to Close the Veranda with windows. We didn't. Our
Bungalow has an open Veranda where it is possible to have meals.S
The veranda has sun protection.
On the back there is a spare room with washingmachine and gas boiler for hot water in the kitchen and in the bathroom.
living room:
The kitchen has a fridge with freezer, electric oven, 4 gas hobs and a dishwasher.
It is completely furnished with filter coffee machine, toaster, dishes, glasses, cutlery and pots for 8 persons.
2 sun chairs and a cosy hamok hanged under the shadow of the Oleander tree.
The
residence is just 150 mt away from the beach of Mortelliccio. You can
choose to rent sun unbrella and deckchairs daily or weekly at Bagno Elia
or take advantage of the free beach next to the Resort. Whatever you
prefer, you can always profit of the bar or Restaurant and services of
Bagno Elia for a drink, an icecream or a coffee on the beach!
Facilities:
- A small supermarket with bread and freshcold cuts and cheese. Also good for take-away food. This is a seasonal Service from June to the middle of September.
- A restaurant-Pizzeria where you can also order Pizza to take away.
- Bazar with drugstore and beach items, books and newspapars.
- First aid point
- A pharmacy open all-round-the-cloack is by camping Pappasole just 1 km away towards Carbonifera.
- In Riotorto (the small village about 3 km away) you can find anything: bakery, butcher, pharmacy, frutis and vegetables, a supermarket Incoop. Once a week a small grocery markt takes place along the street in Riotorto.
- If you pay attention when driving in the sourroundings you can find placese where both seasonal fruit and vegetables are sold direct from the producers.
- About 800 mt from the residence there is the small Train Station Vignale-Riotorto. It is possible to reach Follonica, LIvorno or Pisa by Train. It is a small Train Station where only local Trains stop but anyway a good opportunity for those who prefer to travel without a car. Good Train Connection Pisa-Follonica!
- For Gourmets: in the neighbourhood there are a lot of places where you can eat very good. You will find some suggestions in our guestbook in our Cottage. On the beach there are 3 or 4 bars that also offers delicious fish dishes on their terraces on the beach. Don't miss it expecially in the evening by the sundown: it is the perfect crowining of a summer holiday at the seaside!
We do suggest a stay in our bungalow to people who love pure seaside life and peaceful places and to families with children. We love to go there in May, June and September when the beach are almost desert and take long walks on the beach. Apart from the nice sand beach of Mortelliccio you can make daily trips in the surroundings to find small stony or sandy bays partly to get only on foot. To get an idea take a look at this:
You can also alternate lazy days on the beach to cultural trips: few kilometers nordwards: Populonia and Baratti. Southwards: don't miss Massa Marittima and Castiglion della Pescaia. From here you can take the boat to Giglio and Giannutri. Then Parco Naturale dell'Uccellina, Maremma and Punta Ala. Do not forget the amazing Giardino dei Tarocchi of the famous Artist Niki de Saint Phalle in Capalbio.
We do not suggest a stay in our Bungalow to those who Need nightlife, movida, bars and Animation in the evening. Only on 3 weeks in August something is organized in the Resort but only then and only a few!

Minimum stay: 7 nights in may and september. 14 nights from middle June, in July - in august - to the second september week.
- No further guests out those signed in the booking form will be admitted.
- No pets. Our garden is not fenced as the village rules requires for those having or wanting host pets.
- No inflating tools like pools are allowed in the garden!
- Deposit: 250,- € are to be paid cash on arrival. These will be paid back on the day after check out via paypal/bank transfer after checking the house during the cleaning. After bad experiences with (very few!) guests, we learned the lesson... Of course one or 2 broken glasses/dishes do not count!

Availability 2023: only May
- Rates are per week with arrival and departure on Saturday. In June and September on demand it is possible to arrange an arrival or departure during the week.
- Minimum stay: 7 nights in may and June. 14 nights from mid June - July - August - to the 2nd september week
- Rates include final cleaning, utilities (gas, electricity and water) and use of the facilities of the house (i.e. washing machine - air conditioning).
- Rates do not include: Linen and towels (no disposal).
- WiFi: private, free in and around the cottage. Open, free in Piazzetta
- Payment: 20% by the booking with bank transfer or Paypal, remaining 80% Paypal or cash on the premise or 3 days before your arrival with bank Transfer
- Cancelation Terms: for cancelations up to 60 days before check-in day the deposit will be totally rrefunded. For cancelations from 59 days to the check-in day the deposit will not be refunded.
- COVID 19: cancelation due to Covid Pandemie - the deposit will be refunded even in case of last minute cancelation if there is a valid positiv covid test of one of the guests or public restrictions to travel imposed by governments.
